A user client's purchase of a Tysons office building.
After leasing in Northern Virginia for many years, a Larsen Commercial unnamed government-contractor client desired to own their building. Larsen Commercial closely searched and monitored the "metro-rail" markets from Alexandria, through Arlington, Tysons and Reston for almost a year. When the opportunity presented itself, Larsen helped its client through an on-line electronic auction process for a prominent Tysons, Virginia office building. The Larsen team evaluated the building, the due diligence materials, the competition, the required capital improvements needed and other preliminary data. Then on the day of the auction Larsen advised the client on the correct / wining maximum bid amount. The building was purchased in this manner for approximately $1.5 million less than the current market value had it been sold in the more traditional manner.
