Larsen Realizes Solutions Through Focused Approach

Washington, DC – In 1990, forced to choose between big brokerage deals with commissions and small tenant representation transactions, Mark Larsen took the less popular route. His friends asked, “How can you do that? You’ll have to do at least one 50,000 square foot lease per year.” Larsen did just that, and for the past decade has never wavered from servicing tenant needs.

“To me, this business is all about relationships-and they’re long term, not quick tackle. It’s a marathon, not a sprint,” commented Larsen, 42, senior vice president of the corporate services group at CB Richard Ellis.

Larsen’s first assignment for Orbital Sciences, for instance, was a 15,000 square foot lease in Virginia three and a half years ago. Sixty-five transactions later, Larsen, his partner Cathy Delcoco and a team of professionals chosen from internal departments and affiliates to meet Orbital’s needs, have helped the company select and develop a campus and satellite facilities worldwide.  Last year, Larsen helped manage the development of three build-to-suit facilities totaling 345,000 square feet that were constructed by Boston Properties and a 120,000 square foot satellite manufacturing facility. “We’ve been holding their hands the whole way through,” he said.

The projects Larsen has worked on for Orbital, America Online and other high tech clients have brought out his tendency to focus intently on his work, as he has to understand a wide variety of information to service his customers fully.

“He is the most well-rounded broker I’ve ever worked with in that he knows soup-to-nuts the whole big picture,” said Diane Reboulet, manager of real estate operations for client TRW. “He works closely with his clients to get the best deal possible and makes certain that (those involved in the transaction) get recognition.” She described him as being much more focused on performing well than on making a commission.
“(Clients) need you to focus on their problem. They want to know that I’m fully engaged so they can go back to their business,” concluded Larsen.

Allen Tucker, a project manager for CB Richard Ellis who has frequently worked with Larsen, recently traveled with him to address technology and real estate issues in Europe. “He is very focused and detailed and very passionate about life and his work. (He has) a keen eye on the future, being a visionary that is respected among his peers,” said Tucker, also complimenting Larsen’s sense of humor.
